Terms and conditions

These terms apply to a stay in one of our houses on Samos. We keep them as short as we can. If something is not covered here, just ask us.

1. Who we are

Spiti Greece is a family business letting two holiday houses on Samos: Spiti Kokkari in Kokkari and Spiti Vourliotes in Vourliotes. We let them ourselves, with no agency and no booking platform.

2. A request is not yet a booking

Through the site you send a request. That is an enquiry, not a confirmed reservation. We reply personally, usually within 24 hours.

There is an agreement only once we confirm the booking in writing. Until then the dates remain available to others.

3. Price and what is included

The price per night is shown with each date in the calendar and varies by season. The amount you see when you make a request is an indication based on those prices.

Included: final cleaning, bed linen and towels, weekly cleaning on a longer stay, welcome package, water, gas and electricity under normal use, wifi and our island guide.

Not included: travel and transport, insurance, car hire, and the tourist tax levied by the Greek government, which you pay on arrival.

4. Payment

After confirmation we ask for a deposit of [X] per cent. The balance is due no later than [X] weeks before arrival.

If you book within [X] weeks of arrival, the full amount is due at once. Payment is by bank transfer; the details are in the confirmation email.

5. Cancellation by you

You may cancel at any time, by email. The date we receive your message is the one that counts.

Up to [X] weeks before arrival: the deposit is retained. After that: [X] per cent of the total rent. Within [X] weeks of arrival: the full rent.

If we manage to let the period after all, we refund what we receive again, less any costs incurred. That is not a right, but it is what we do in practice.

Travel and cancellation insurance is sensible. We are not an insurer.

6. Cancellation by us

If circumstances beyond our control prevent us from providing the house, for example damage to the property, we will tell you immediately and refund everything you have paid.

We will do our best to find something comparable. Further compensation is excluded.

7. Arrival and departure

Arrival from [time], departure before [time]. If that does not suit you, let us know: the house is let to one party at a time, so there is often room to move.

One of us or our manager will welcome you in person and show you the house.

8. Using the house

The house is for the number of guests stated in the confirmation, with a maximum of four. Additional people may not stay overnight without our permission.

Smoking is not permitted indoors, outdoors it is fine. Pets only by prior arrangement. Parties and events are not permitted: this is a home in a village, and the neighbours are our neighbours.

Please be quiet between 23.00 and 08.00. That is not only courteous, it is also the Greek custom.

9. The pool

The pool is unsupervised. Swimming is at your own risk.

Children may only be at the pool under adult supervision. We are not liable for accidents in or around the pool.

10. Damage and deposit

Things break now and then. That is part of it and we will not make a fuss. Just tell us and we will sort it out together.

For damage beyond normal wear we will charge the cost of repair. We do [not] ask for a security deposit; where we do it is [amount] and you get it back within [X] days of departure.

11. Liability

We are not liable for loss, theft or damage to your possessions, nor for injury, except in the case of intent or gross negligence on our part.

We are not liable for temporary interruptions beyond our control, such as failures of water, power or internet on the island. We will of course do our best to get them resolved quickly.

12. Force majeure

In cases of force majeure, including natural disaster, fire, war, epidemic or government measures that make travel or letting impossible, we will look for a solution together: moving the dates or refunding the part not taken.

13. Complaints

If something is not right, say so straight away while you are there. Then we can still fix it. Complaining afterwards about something we could have put right is no fun for anyone.

14. Law and disputes

Greek law applies to this agreement, because the houses are in Greece.

As a consumer within the European Union you keep the protection of the mandatory law of your own country, and you may also bring a dispute through the European online dispute resolution platform.
